How Packhood works

What is Packhood?

Packhood is Europe's marketplace for unused local space. Real neighbours rent out their garages, spare rooms, driveways, sheds, attics, basements, parking spots and storage units to people nearby — usually for half what a commercial self-storage operator charges. Live in Ireland, the UK and the Netherlands.

How is Packhood different from commercial self-storage?

Commercial self-storage builds enormous warehouses on industrial estates and prices in 30%+ overhead. Packhood unlocks the empty garage, attic or driveway already five minutes from your door. Bookings are month-to-month with 7-day cancellation, every booking is covered by the Packhood Host Guarantee, and the average price is 30–50% lower than the nearest commercial alternative.

How much does it cost?

How quickly can I book a space?

Most hosts respond within an hour and accept within 24 hours. Average time from search to keys-handed-over on Packhood is under 6 hours.

Do I need an account to browse?

No — search, browse, filter and read host profiles without signing up. You only need an account to message a host or place a booking.

Booking, payment & cancellation

How is payment handled?

Payments run through Stripe. When you click Book Now, Stripe places a temporary hold for the first month — your card is only charged once the host accepts. Hosts receive 95% of the listed price, paid out within 24 hours of move-in.

Can I cancel my booking?

Yes. Cancel ≥72h before the start: full refund. Cancel <72h before: 50% of the first month. After move-in: month-to-month with 7-day notice. Refunds always go back to the original card via Stripe (5–10 business days bank-dependent).

Are there hidden fees?

No. The price you see on a listing is the price you pay each month. The 20% Packhood service fee is included in the listed price (it's not added at checkout).

Can I pay in instalments?

Bookings on Packhood are billed monthly — there's no upfront commitment, so monthly pay-as-you-go is the default.

Trust, insurance & the Host Guarantee

Is my booking insured?

Every booking includes the Packhood Host Guarantee — up to €300 (£300 in the UK) per booking, aggregate across all claims for that booking, covering renter-caused damage to the host's space. Renters can layer their own contents cover via household-contents policies; most stored-away clauses extend automatically when a verified address is named.

Are hosts verified?

Yes. Every host is ID-verified through Stripe Connect's KYC checks before their first listing goes live. Reviews from previous renters appear on every host profile, and Packhood manually reviews flagged listings within 24 hours.

What can I store on Packhood?

Most household and personal items: furniture, boxes, electronics, bikes, surfboards, garden tools, seasonal gear, business stock, motorbikes, cars, caravans, trailers. Hosts may not accept hazardous materials, illegal goods, perishable food or live animals — every host's listing details what's allowed.

What if my belongings are damaged?

Open a dispute from your dashboard within 14 days of move-out. Packhood mediates; the Host Guarantee covers eligible host-caused damage to renter goods up to the published cap, and renter-caused damage to the host's space the same way.

How is my data handled?

Packhood is GDPR-compliant by design. Personal data is encrypted in transit and at rest, never shared with the host beyond what's needed to fulfil the booking, and you can export or delete your account at any time. Privacy policy.

For hosts — earnings & taxes

How much can I earn from listing my space?

Most hosts earn between €40 and €200 per space per month, depending on city, type and size. Multi-property landlords on Packhood scale past €100,000/year. Calculate your earnings.

How long does it take to list a space?

About 60 seconds to publish a basic listing; under 12 minutes including photos, access window, smart-pricing and Stripe Connect KYC. List your space.

When do I get paid?

Stripe pays out 95% of the booking value within 24 hours of move-in, then on every monthly anniversary. Payouts go to whichever bank account you connect during KYC.

Do I need to declare my Packhood earnings?

Yes. In Ireland the Rent-a-Room scheme allows up to €14,000/year tax-free for in-home space; commercial use needs separate declaration. UK hosts have a £1,000/year Property Allowance. NL hosts declare via their box-3 tax return. Read our Ireland and UK tax guides.

Do I need insurance to host?

Most household-contents policies cover an occasional rental of unused space — check your policy or message your insurer. Commercial-scale hosts (multi-unit) are encouraged to add a public-liability rider; Packhood's Host Guarantee covers booking-specific damage.

Can I host more than one space?

Yes. Hosts with multiple garages, spare rooms or commercial units routinely list 5–20 spaces; the platform automatically slot-fills bookings across them. Top hosts (landlords, retired tradespeople, returning landlords with vacant outhouses) clear €5–15k/month.

Marketplaces & countries

Where is Packhood live?

Ireland (since 2022), the United Kingdom and the Netherlands. Belgium, Germany and Portugal are scheduled for 2026. The map of every covered town and postcode lives on the storage guide.

Is Packhood available in my city?

Do you support multiple currencies?

Yes — euros (Ireland and the Netherlands) and pounds sterling (the UK). Stripe handles conversion automatically; the price displayed on a listing is what you pay.

What languages does Packhood support?

English (en-IE for Ireland, en-GB for the UK) and Dutch (nl-NL for the Netherlands). The same listing is browsable in every language; hosts can choose their preferred reply language.

What types of space can I rent on Packhood?
