FAQ — renting out your basement

Does my basement need to be dry?

Yes — at least the rentable footprint must be dry, with no active damp or mould. The listing form asks you to disclose any damp history; honest disclosure protects you under the Host Guarantee.

What about flooding risk?

Basements in flood-zone postcodes (parts of Dublin Liffey Quays, low-lying London boroughs, Amsterdam canal-side) require explicit flood-history disclosure on the listing. Some renters opt-in; some opt-out — both are fine.

Are there access restrictions?

You set them. Most basement hosts open the door themselves at a monthly access window. If your basement requires going through the main living space, list those access rules clearly so renters know before booking.

What if my basement is communal (e.g. apartment block)?

Listing requires that the space you rent is exclusively yours. Communal cellars in apartment blocks are not eligible without freeholder consent. If you have a private cellar within a communal block, list only the private portion.

How quickly will my basement book?

Basements typically book in 4–8 weeks — slower than garages but with longer durations once booked. Premium urban basements (D2, Manchester city centre) book within days.
