Storage income is Schedule D Case IV/V — the Rent-a-Room relief does not cover storage (it is for residential lodgers, not goods). Most single-listing hosts stay under the €5,000 non-PAYE threshold (Form 12). Keep records.

Can I host while I'm still living in the property?

Yes — most student hosts use a spare room, box room, or unused area in their own property. Renters access only the space you've listed, by appointment, during the access hours you set.

Do I need landlord permission?

Check your tenancy agreement. Most allow short-term storage of items by the tenant; some prohibit any commercial use. The responsibility to comply with your tenancy sits with you, not with Packhood.

Will hosting affect my SUSI grant or student loan?

In the UK the first £1,000/yr is tax-free (Property Allowance); in Ireland storage income is taxable (Case IV) — Rent-a-Room does not cover storage. Either way, hosting income can still be assessed for means-tested benefits depending on jurisdiction. Check with SUSI / Student Finance directly if your support is income-tested.

Can I list only during summer?

Yes — pause your listing in your dashboard whenever you're back in the room. Active bookings continue to their agreed end date; new bookings are blocked the moment you pause.
