Storage income is Schedule D Case IV/V — the Rent-a-Room relief does not cover storage (it is for residential lodgers, not goods). Most single-listing hosts stay under the €5,000 non-PAYE threshold (Form 12). Keep records.

How small a space can I list?

A box-room footprint (~2 m²) is enough — most "small" listings clear €40–€70/mo. There's no minimum size.

What kinds of spaces does Packhood not allow?

Anything that's shared with strangers without your control, anything below building-code waterproofing, anything with active mould or rodent issues. Renters store their items there — it has to be a place you'd be comfortable storing your own.

How long until I get my first booking?

That depends on local demand and your price — there is no guaranteed timeline. Bigger cities (Dublin, Cork, Manchester, Amsterdam, etc.) see more storage searches than quieter towns, and pricing is the main lever either way.

Will I have to give a tour?

Once for the photos, then never again unless you choose to. Most listings are managed entirely from your dashboard or phone — drop-off and pickup happen at access hours you set.

How does Packhood compare to Airbnb / SpareRoom for storage?
