How small can a "box room" be?
Roughly 2 m² is the floor; below that, even small items get awkward. Most box-room hosts list spaces between 2 and 6 m² (a typical airing-cupboard or under-stairs cupboard).
Can I rent a wardrobe?
No — Packhood listings need a defined room or alcove with its own door. Open shelving, wardrobes inside a shared room, or part of an open-plan space don't qualify.
Is the income worth it for such a small space?
On €/m² yes — box rooms beat garages because of climate stability and central location. On absolute terms €1,080/yr (IE) is still modest, so most box-room hosts list alongside another asset (garage, attic, basement).
Do I need to disclose access through other rooms?
Yes — if access requires going through a corridor, kitchen or living room, list those access rules clearly. Renters book that arrangement explicitly so there's no surprise on first visit.
