Why Packhood works for landlords

Portfolio mode

List 10 properties at once from the landlord dashboard. Each listing has its own access rules, photo set and Stripe payout, but you manage them as one book.

Separate accounting

Storage income reports separately from rental income — clean audit trail for your accountant. Annual export in CSV/JSON, plus a per-property P&L view.

No tenancy rights apply

Storage hosting is a service contract, not a residential let. No deposit ledger, no eviction process, no RTB / Section 21. You pause or end any listing in the dashboard.

Add to existing tenancies

If your tenancy agreement permits, you can host the unused garage attached to a let property. Most BTL leases allow it. Net upside: ~€2,920/yr/property at IE rates.

Tax — keep more of what you earn

First €14,000 a year is tax-free under Rent-a-Room relief.

First €14,000/yr in qualifying rent-a-room income is tax-free.

FAQ

Does storage hosting count as a tenancy?

No. Packhood storage hosting is a service contract for renting space to store items. It is not a residential let, so no tenancy rights, deposit ledger, or eviction process apply. End the agreement in your dashboard at any time.

Can I host space at a property I already let to a tenant?

Only if your tenancy agreement permits — for example, an unused garage you specifically retained. Many BTL leases allow it; some do not. The responsibility to comply with your own tenancy sits with you.

How do payouts and accounting work for multiple properties?

One verified Stripe Connect account, with each property as a sub-listing. Monthly payout statements break out per-property income. Annual export in CSV/JSON for your accountant.

Is the income subject to standard rental tax?

Tax treatment varies. In Ireland, the Rent-a-Room scheme can apply if the host lives in the same dwelling; otherwise it's standard schedule-D-case-V rental income. UK: Rent-a-Room or property income, depending. NL: see Belastingdienst. Consult your accountant.

What happens to existing bookings if I sell a property?

Active bookings continue to their agreed end date with the new owner taking over the listing if they accept the terms. If they don't, Packhood ports the renter's items to an alternative listing in the same area or refunds in full.

Ready to turn empty space into income?

Most hosts publish their first listing in under 15 minutes.
