Rent out your spare room.
€3,680/yr on average.
An empty room used for storage only — never for occupants. Renters drop in by appointment and access only the listed room. Most spare-room hosts clear meaningfully more than garages because of climate stability and central locations.

What renters use spare rooms for
Climate-sensitive items
Books, vinyl, electronics, instruments — items that don't do well in damp garages or attics. Spare rooms inside the home are the premium option.
Long-term archive boxes
Lawyers, accountants, photographers store paper archives in family homes for 12+ months at predictable rates. Quiet bookings, light access traffic.
Renovation overflow
Homeowners renovating one part of the house store their possessions in a hosted spare room two streets away — often for 4–8 weeks at peak rates.
Student term-storage
Students from outside the city store winter clothes, summer kit and books across the academic year. €120–€180/mo for the academic season.
Antique + furniture
Single-piece furniture (chairs, dressers, instruments) needs a dry, room-temperature space. Spare rooms beat garages and attics every time.
First €14,000 a year is tax-free under Rent-a-Room relief.

FAQ — renting out your spare room
Will renters be living in the room?
No. Packhood spare-room hosting is for storage only — items, never occupants. Renters drop items in by appointment during the access hours you set, then leave. They never stay overnight.
How is this different from SpareRoom?
SpareRoom is for renting rooms to live in. Packhood is for renting space to store items. Different KYC, insurance and legal status — Packhood spare-room hosting is not a residential tenancy, so no tenant rights apply.
Do I need to keep the room empty when not booked?
No — you can use the room yourself between bookings. The listing dashboard manages the access calendar; pause when you want it back.
What about smoke / mould / dust risks?
Standard residential rooms are fine for most storage. The listing form lets you flag known issues (e.g. condensation in winter); honest disclosure protects you under the Host Guarantee. Active mould or rodent issues are not allowed.
Will I need to give access keys?
Most spare-room hosts open the door themselves at the agreed access window — no keys exchanged. Some choose lockbox arrangements; the choice is yours and is shown on the listing before booking.
Ready to list your spare room?
Most hosts publish their first listing in under 15 minutes.
