FAQ — renting out your spare room

Will renters be living in the room?

No. Packhood spare-room hosting is for storage only — items, never occupants. Renters drop items in by appointment during the access hours you set, then leave. They never stay overnight.

How is this different from SpareRoom?

SpareRoom is for renting rooms to live in. Packhood is for renting space to store items. Different KYC, insurance and legal status — Packhood spare-room hosting is not a residential tenancy, so no tenant rights apply.

Do I need to keep the room empty when not booked?

No — you can use the room yourself between bookings. The listing dashboard manages the access calendar; pause when you want it back.

What about smoke / mould / dust risks?

Standard residential rooms are fine for most storage. The listing form lets you flag known issues (e.g. condensation in winter); honest disclosure protects you under the Host Guarantee. Active mould or rodent issues are not allowed.

Will I need to give access keys?

Most spare-room hosts open the door themselves at the agreed access window — no keys exchanged. Some choose lockbox arrangements; the choice is yours and is shown on the listing before booking.
