Storage income is Schedule D Case IV/V — the Rent-a-Room relief does not cover storage (it is for residential lodgers, not goods). Most single-listing hosts stay under the €5,000 non-PAYE threshold (Form 12). Keep records.

FAQ — renting out your attic

Does my attic need to be boarded?

Yes — at least the rentable footprint must be on a stable boarded floor with a working loft hatch and ladder. Unboarded attics are not eligible because the renter's items would risk damage to your ceilings.

What about temperature swings?

Attics get hot in summer and cold in winter. Don't list your attic for climate-sensitive items (electronics, instruments, photos) — those should go to a spare room. Most renters know to expect attic conditions; honest disclosure protects everyone.

Will I have to climb up every time?

Most attic bookings are infrequent-access (every 4–8 weeks). Many hosts coordinate windows monthly. Some rely on the renter using the loft ladder unaccompanied if the access route is direct.

Is there a weight limit?

Domestic attics are typically rated for ~25 kg/m². The listing form asks you to confirm; renters declare item weight at booking. Heavy items (gym equipment, full filing cabinets) are routed away from attic listings automatically.

How often do attic listings book?

Attics book less frequently than garages or spare rooms but for longer durations. Expect a 6–8 week first-booking time and 12+ month bookings on average.
