What renters use sheds for

Bicycles + scooters

Year-round bookings from city commuters with no off-street parking. Predictable €25–€45/mo, low-touch.

Garden tools + bulky kit

Allotment renters, hobby gardeners and households with no garage store wheelbarrows, lawnmowers and tools.

Camping + outdoor gear

Tents, kayaks, surfboards, paddle-boards — kit that's used seasonally and otherwise needs out-of-the-way space.

Small business overflow

Tradespeople and gardening businesses store off-season tools, signage, marketing kit at half the rate of commercial self-storage.

Festival + event prep

Stage managers and event planners use sheds for short, seasonal gear runs (3–6 months).

Tax — keep more of what you earn

Storage income in Ireland is taxable

Storage income is Schedule D Case IV/V — the Rent-a-Room relief does not cover storage (it is for residential lodgers, not goods). Most single-listing hosts stay under the €5,000 non-PAYE threshold (Form 12). Keep records.

FAQ — renting out your shed

Does my shed need to be lockable?

Yes — a working external lock is required. Renters' items must be securable; the listing form asks for a photo of the lock. Padlocks, deadlocks, and combination locks are all fine.

What about damp + condensation?

Sheds with chronic damp are not eligible — disclose any damp history in the listing and renters will know what items are appropriate. Most sheds are fine for tools, garden kit and metal/plastic items.

Will renters need to come into my garden?

Yes — they'll access the shed itself. Set access hours and rules in the listing (e.g. "side gate, 09:00–18:00 weekdays"). Most shed hosts coordinate access by message before each visit.

Can I store my own things in the shed too?

Yes — most shed hosts mark off the rental footprint with shelving or chalk lines; renter items stay in their footprint and yours stay in yours. Document this in the listing photos.

How often will my shed book?

Sheds in active urban areas (Dublin city, Manchester city centre, Amsterdam Centrum) book within 2–4 weeks. Suburban sheds typically take 4–8 weeks, with bookings tending to be 6+ months once they land.
